I need to set up a site for two audiences -- home buyers and agents -- restricting some material for agents only. Can someone point me to some instructions for doing this, starting at login?

Create a security group for both sets of users. Then create topics, etc and tie them to the appropriate group. After that it is just a matter of adding the users to the right group.
Login doesn't really factor in at all other than that is when GL would determine what they can/can't access which happens no matter what.

Is there any way I can identify them as one or the other at login? If not, then how do I determine who is who?

When you create the security groups "buyers" and "agents" you will assign users to each group.
Add your home buyers to the "buyers" group.
Add your agents to the "agents" group.
When you create pages or topics for "buyers" and set the permissions on those pages/topics so that only people in the group "buyers" can access them then only people who login and are in the "buyers" group will be able to access that data.
